Job Summary 工作概述  

Support the Head of Development in executing Silks Hotel Group’s global and local development initiatives. This role focuses on financial analysis, market research, project evaluation, and internal coordination to support hotel management contract opportunities, leasing projects, and potential acquisitions. The incumbent will assist in feasibility studies, data analysis, and preparation of materials to facilitate decision-making and project execution. 

協助開發部主管推動晶華國際酒店集團於全球及在地之開發業務，主要負責財務分析、市場研究、專案評估及內部協調，支援飯店管理合約、租賃開發及潛在併購機會。本職位將協助可行性分析、資料整理及決策簡報製作，以提升整體開發效率與專案推進。 

Primary Responsibilities 主要職責 

1. Support the evaluation of potential development opportunities, including hotel management contracts, leasing projects, and other hospitality-related investments. 

協助評估潛在開發機會，包括飯店管理合約、租賃案及其他相關投資機會。 

2. Conduct market research and benchmarking analysis, including supply-demand analysis, competitor review, and location assessment. 

進行市場研究與競品分析，包括供需分析、競爭者評估及區位條件分析。 

3. Conduct market overview studies and financial feasibility studies for all new hotel and branded residence projects, with GOP, EBITDA, ROI and IRR.  

針對所有新飯店及品牌住宅專案，進行市場分析及財務可行性評估，包括GOP（營業毛利）、EBITDA、投資報酬率（ROI）及內部報酬率（IRR）等指標。 

4. Collect, organize, and analyze financial and operational data from existing hotels within the group to support development insights. 

整理並分析集團內各飯店之財務與營運資料，作為開發評估與決策參考。 

5. Conduct background research on project owners, partners, and relevant stakeholders to support project evaluation. 

蒐集並分析潛在業主、合作夥伴及相關利害關係人之背景資料，支援專案評估。 

6. Prepare internal reports, presentations, and analysis materials for project review and decision-making. 

製作內部報告、簡報及分析資料，支援專案評估與決策流程。 

7. Coordinate with internal departments (e.g., operations, finance, legal, marketing) to support project development and execution. 

與集團內各部門（如營運、財務、法務、行銷等）進行橫向協調，協助專案推進。 

8. Assist in tracking project progress and maintaining organized documentation for ongoing development projects.  

協助追蹤專案進度並整理相關文件，確保開發案有系統地推進。 

9. Provide administrative and analytical support to the Head of Development, including handling assigned tasks and special projects. 

支援開發部主管之交辦事項，包括分析、行政支援及專案協助。

Job Summary 工作概述  

This position will assist in developing SHG Hotels in Taiwan and assigned areas by sourcing opportunities, conducting market & financial feasibility studies, contract negotiations for potential management contracts and other means of development where appropriate. He/she will evaluate and prepare pitch and support documentation for potential opportunities.  

通過開發商機、市場和財務可行性研究、潛在管理合約的談判以及其他適當的開發方式，協助在台灣和指定地區開發SHG品牌酒店。並製作及準備潛在機會的簡報及所需文件。 

Primary Responsibilities 主要職責 

Prospecting主動開發： 

• Source, evaluate and convert potential leads into projects.尋找、評估潛在機會，並將其開發為集團品牌酒店 

• Identify potential opportunities for F&B expansion. 發掘潛在餐飲展店機會 

Project Feasibility & Financial Analysis 可行性及財務分析: 

• Conducting feasibility studies for the market and hotel. 對市場和酒店進行可行性分析 

• Preparing financial models including operating forecasts, lease analysis and revenue and cost projections for new and existing properties based on current hotels performance and benchmarks. 基於當前酒店市場和標竿酒店的營運情況，進行財務分析，包括營運預估、租賃分析以及營收和成本預測等 

• Conducting due diligence on potential companies and new developments. 

對合作公司和新開發項目進行盡職調查 

Report & Proposal Preparation簡報製作: 

• Developing proposals and presentations to support the pitch for potential opportunities. 製作提案簡報和文件進行提案。 

• Preparing management / leasing proposals, responses to tender documents, term sheets and internal approval documentation. 準備管理/租賃提案、招標文件、條款清單和內部報核文件 

Research and Databases 市調和數據庫:  

• Updating the SHG Development Report on a quarterly basis.每季度更新SHG開發提案簡報 

• Consolidating reports, information and data as may be required for internal or external purposes. 整合內部或外部可能需要的報告、資訊和數據 

• Researching hotel, tourism, real estate trends, economic activity and related to support assessment of new growth areas and development opportunities. 研究酒店、旅遊、房地產趨勢、經濟活動和相關新興領域和發展機會等。
